Open floor plans brighten the space. Where a traditional kitchen might be a hole tucked away in a windowless corner of the home, an open concept kitchen will likely connect it to the dining and living rooms and, consequently, windows. Natural light is always a bright boost to any room.
Each room should be furnishable, preferably in more than one way. This will often require that windows be located in ways which appear informal and asymmetrical on the outside, but do not let outside symmetry dictate how a room is furnished.
When building a modern style house, the first thing to do is to get a fix on how many people will live in the house. Are you going to build it for your family. If so, do you need large spaces like terraces, gardens or a front yard that can be used for socializing or for your children to play. Alternatively, do you want a small modern apartment or a cosy prefabricated house that is perfect for two people. These become even more relevant depending on where you plan to build your house.
Whether you use a stock house plan or go with a custom home design, a house site plan is necessary. Your local building department will require it along with your plans to obtain a house plan building permit. With home plans, your builder will likely use the services of the civil engineer to locate the house on the site. However, using a building designer to provide this service is a more desirable option.
